“I purchased a 200-pad mobile home park in 2016 from a small lender that was unable to extend additional credit due to their lending caps for individual exposure. Their parameters would only allow them to lend near the existing loan amount. The park was in need of capital expenditures, infrastructure upgrades, road resurfacing, and electrical upgrades to vacant sites—large expenditures that needed immediate liquidity to resolve.
